Why signal-driven beats list-driven every time

The single richest signal source. Open EDGAR Full-Text Search (the tutorial at edgar.leadfins.com covers the 15-click walkthrough), filter forms=D, set the date range to the last 30 days, and sort by filing date descending. Every row is a sponsor who just told the SEC they are raising capital. The form lists offering amount, related persons (the sponsor's CIK), and industry SIC code.

What to copy. Every row is a P1 signal that auto-decays. Pull every morning before 8:15 AM. By day 7 the signal value has halved; by day 30 it is below baseline cold.

EDGAR exposes every filing type as an atom feed. The Form D feed publishes within 90 seconds of SEC acceptance. Real-estate sponsors do not staff up IR for fun. The role exists because the firm is about to push capital out and needs a human to own that pipeline. Search Indeed for "Investor Relations" "real estate" filtered to Past 7 days, pay $80K+, and you get a clean list of firms about to raise. Each posting includes location, salary band, and a job description that usually names the upcoming fund directly.

What to copy. Read every job description. The text often names the fund (e.g., "supports the capital-raise for Fund V") which gives you the exact context for an opener.

LinkedIn Jobs — IR + capital raising

LinkedIn's job board surfaces a slightly different cohort than Indeed (more director-level and remote). Search "Investor Relations" OR "Capital Raising" in the Real Estate industry, filter to past week, and read the job descriptions for fund names and capital targets. The "applicants" count is a useful triage signal — over 30 applicants means the role is filling and the raise is imminent.

What to copy. Cross-reference every LinkedIn IR posting with EDGAR. If the firm has filed a Form D in the last 30 days, the role is for that raise; if not, the raise is 30-60 days out.

Job posting as a buying signal · the timeline

Mapped on a single timeline, the IR job posting is the leading indicator. The median sequence: Day 0 the job goes up, Day 4 the firm website adds a "now accepting" banner, Day 12 the founder posts on LinkedIn announcing the fund, Day 21 the Form D is filed, Day 28 the first investor webinar runs. Outreach that lands on day 2-5 catches the firm before any of its competitors are in the inbox.

Pivot Google search to the News tab and you get every trade-press story sorted by date. Same queries as the alerts work as direct searches. Trade outlets covering this space: Multi-Housing News, REJournals, Bisnow, ConnectCRE, GlobeSt. Every "closed acquisition" story names the sponsor and the deal size — a perfect opener anchor.

Sponsors pay to push capital-raise news through PR Newswire and Business Wire. Both sites are public and searchable. Search "announces fund" "real estate" "accredited" on PR Newswire and you get the official press release the moment it goes out — usually 24-48h before Google News indexes it. Each release names the firm, fund size, target return, and geographic focus.

Every morning, paste new signal rows into a Google Sheet with 8 columns: Sponsor, Signal type, Signal date, Source URL, Form D status, IR contact, Email, Priority. Strike within 7 days — the timing rule

Reply rates collapse fast. Day 1-2 runs at 22%, day 7 at 13%, day 14 at 8%, day 30+ at 3% (below baseline cold). Signal-driven prospects are perishable. Atom feed
An XML feed format used by EDGAR and most news sites. Subscribable in Inoreader or Feedly. Pushes new entries to your reader within minutes of publication.
Buying signal
A public, time-stamped event that indicates a prospect is in market right now. Form D filing, IR job posting, fund announcement, closed acquisition.
Decay window
The number of days after a signal during which reply rates stay above the cold baseline. Form D and PR releases decay in 5-7 days; IR job postings decay in 14.
EDGAR
The SEC's Electronic Data Gathering, Analysis, and Retrieval system. Every Form D filing is public, free, and searchable.
Form D
